When first-class roads fray and rents start to slide at their ends, opportunities arise for new providers. Chalid El Ashker also notices the trend towards polarisation: "We are also noticing this trend," says the founder and boss of the Swiss online marketplace Pop Up Shops, "it should have a positive influence on our business." El Ashker believes that this will free up space for less uniform and more individual tenants, "and also for so-called permanent pop-up areas". This refers to developed, ready-to-move-in retail space where tenants change every three to six months. Pop-up specialist El Ashker assumes that we are only at the beginning of a development: "Today we are feeling the beginnings of it; the trend towards smaller spaces and more flexible rents should also strengthen in the next six months in high street locations and really take off in a year's time. This is also because existing tenants are striving to reduce their space." At a time when many retailers are thinning out their nets, one segment that stands out that is still committed to strong expansion is the hard discount segment.
